Commercial property inspections are similar to the Whole House Complete Basic inspections, these types of inspections cover the exterior, roofing (when accessible or visible), gutter system, yard grading and drainage and all interior areas of the building including basement and attic spaces where accessible, plumbing and heating systems etc.
The inspection includes a whole house inspection, but narrows sampling to specific areas of concern and can add additional samples where needed. This is a cost effective way to inspect and test the property for mold with minimal amount of lab sampling. The risk is that the area to be tested can not produce mold testing data that helps identify the source of the moisture or is a true representation of the moldiness of the entire home, in which case more samples can be added at an additional cost.
