Condo and apartment mold inspections are similar to a whole house complete basic inspection just on a smaller scale. And due to the fact that we typically do not have access to roofs, some basements or adjoining living areas (above, below or next door), its sort of a limited inspection in that regard.

For condos (1,500 sf or less) and apartments, there is one other caveat worth mentioning. Due to HOA (Home Owners Association) guidelines in condos and lease agreements in apartments, inspectors cannot drill holes into wall for cavity air samples, unless the hole is preexisting.

Home Check RI has one added advantage over most other mold inspectors in that we have experience in building condos and know the building science behind the construction, framing and siding installation process’s of condo development and building giving us more insight when determining unknown moisture sources and where microbial growth can hide.

The condo and apartment mold inspection is a non-invasive visual examination of the readily accessible, visible, and installed systems and components of the building; recording moisture, temperature and humidity measurements and taking mold samples. This type of mold and moisture inspection is suited for when there is a concern for microbial growth but the source of moisture is unclear or has not been identified.

The Complete Basic inspection includes a whole house inspection, but narrows sampling to specific areas of concern. This is a cost effective way to inspect and test your home for mold with minimal amount of lab sampling. The risk is that the area to be tested can not produce mold testing data that helps identify the source of the moisture or is a true representation of the moldiness of the entire home.

– Inspection of the exterior elements where accessible, and interior areas in specified unit only.
– Humidity, temperature and wall moisture readings including thermal scan if needed, of all areas of concern.
– Comprehensive report with photos, comments of findings, and a list of precautionary recommendations regarding next steps and options.
– Includes first 3 samples (Basic) (1 of which is the outdoor/control sample which is required).
– Additional samples can be added.

Home Sizes : Up to 1,500 sf. homes (living areas excluding basements)
– $325 including first 3 samples (Air, Surface swab/tape, bulk).
– ** 2 indoor samples – 1 of the 3 samples is used for outdoor/control sample, which is required.
– $65 per additional sample(s) (Air, Surface swab/tape, bulk).
– *Additional $10 per sample for wall cavity samples (drilling hole in wall to pull cavity air samples).
